Common questions

Associa Colorado serves communities in the Denver metro area, Fort Collins and Greeley, Colorado Springs and Pueblo, Colorado's mountain communities, and the Western Slope. The company also works with communities in Cheyenne, Wyoming. Local offices are located in Lakewood, Fort Collins, and Colorado Springs.

Associa Colorado manages a full range of community association types, including single-family and master-planned communities, condominiums, lofts, and townhomes, high-rise buildings, active adult communities for residents 55 and older, mixed-use developments, and golf and club properties.

Associa Colorado manages more than 150 communities across its service area, and that portfolio spans smaller associations as well as large master-planned and high-rise developments.

Management fees are quoted individually for each community rather than set from a standard rate sheet, because scope and service needs differ from one association to the next. Fees are billed monthly, and a one-time setup fee applies when a new community comes on board. A proposal prepared for your association will state the specific amounts.

The scope of the base fee is defined in each community's management agreement rather than by a fixed standard package. Day-to-day community management generally covers areas such as financial reporting and budget preparation, assessment billing and collections, support for board meetings and elections, rules enforcement and property inspections, vendor and contract management, and homeowner communications. Work that falls outside the agreed scope is handled separately. The proposal for your community identifies what is included in the base fee and what is billed as an add-on.

The board of directors remains the decision-making body for the association, setting policy, approving budgets, and awarding contracts. Associa Colorado's role is to advise the board and to carry out day-to-day operations, which can include financial administration, vendor coordination, inspections, enforcement follow-up, and homeowner service. The specific division of duties for each community is set out in its management agreement.

Associa Colorado has a dedicated transition team that works with your assigned manager, the outgoing management company, and the association to keep the handoff professional and orderly. The team reviews financials, governing documents and CC&Rs, past meeting minutes and policies, and existing vendor contracts and scopes of service. It also collects homeowner fees and balances, holds vendor walks, and arranges a board orientation or meet and greet.

Associa Colorado's local team includes more than 100 employees. The company states that its managers pursue the professional certifications and designations recognized in community association management. If credentials are part of your selection process, you can ask for the specific designations held by the manager proposed for your community.

Associa Colorado is an Accredited Association Management Company (AAMC) and a member of the Community Associations Institute, the professional membership organization for the community association industry. The company was established in 1996 and has been part of the Associa network of management companies since 2005.
