"Nine years ago your company was selected from among eight bidders to assume management of our association and property. The Board of Directors remains very pleased with that decision and would like to express our deep appreciation for your hard work. We realize that many people on your staff assist in the management of our community and we appreciate all of their efforts.
However, we are most thankful for the outstanding contributions of our community manager and her assistant. During the first 2 years, she and members of your staff have helped us in numerous ways.
We were looking at a major construction project costing some $220,000 for stucco repairs. When project costs exceeded our reserves, our manager came to the rescue again. Rather than having to adopt an emergency special assessment, she explained how we could obtain a bank loan. She instituted and monitored a bid process, which helped us obtain the necessary loan at a very competitive rate. She has been an unbelievable help to us during this most diffcult time. Her knowledge, skills, and expertise from past experiences have greatly helped this Board in the performance of its duties.
Some other efforts and projects are as follows:
- Two very successful annual membership meetings and two special meetings of the membership that addressed difficult finance issues
- Numerous Board meetings to address problems and concerns (these meetings far exceeded our scheduled quarterly meetings)
- Roof repairs from a hailstorm and the resulting insurance claim process
- Major repairs to the plumbing pipes in our rooftop boiler room
- Assistance in obtaning the first professional reserve study in the association's history
- Invaluable assistance in the review and adoption process for our operating and reserve budgets
- Your handling of numerous after-hours emergencies related to our garage door, water leaks, etc.
Our manager has been an outstanding advisor and a treasured member of the team. In closing, we would like to thank you and your staff, especially our manager, for your invaluable help over the past two years. We could not have done it without you Looking forward to a continued outstanding relationship.
